Does a coworking desk or small office lease pay compared with working from home?

Compare working from home, a coworking desk and a small office lease. Enter the prices, your days a week and your trip. This page counts money and travel time only. It does not guess whether a space makes you more productive or helps you keep work and home apart.

Example calculation

What changes the answer most

These move the extra for a coworking desk the most. It is the option with the smaller extra once travel time counts. Each number is raised and lowered by a quarter (the price rise by 3 points), one at a time.

  • If days a week at the office were 25 percent higher, the extra for a coworking desk would rise by about $77 a month; 25 percent lower, it would fall by about $77.
  • If the office price were 25 percent higher, the extra for a coworking desk would rise by about $48 a month; 25 percent lower, it would fall by about $48.

How this estimates

A month. Office days a month are days a week times 52, divided by 12. Working from home costs your extra bills. A coworking desk costs its monthly price, or day passes when they cost less, plus meeting rooms. A lease costs rent, utilities, internet and insurance, and meeting rooms. Driving, parking and coffee are added to both office options: office days times (miles times the cost of a mile, plus the daily extras).

Over the years. Each monthly amount rises by the yearly price rise. Furniture, the deposit and the value of time do not. The deposit comes back in the last year, so it never changes a total. The extra a month is the gap over all the years divided by the months. The flat-price test repeats the sum with no rise.

Travel time is kept apart from cash: hours of travel times what an hour is worth to you. It is not taxed and does not rise. Hours that would cover the extra are the extra a month divided by what an hour of paid work earns you after costs. Day passes cost less than the desk below the desk price divided by the pass price, in days a month.

What this leaves out

Productivity, focus, keeping work and home apart, noise, privacy, networking, client impressions and a business address can matter, but no source gives a number for them. They are not in the math. Also left out: plan details (day caps, meeting-room time, minimum terms), lease length and early-exit cost, net-lease charges, offices for more than one person, home furniture, and any tax effect except the one rate you enter. US dollars and US tax pages only; the rules differ in other countries.

Taxes

Nothing is deducted unless you enter a tax rate. Per the IRS (confirm with a preparer), the simplified home office method is $5 a square foot up to 300 square feet (page reviewed 2026-03-02). Publication 587 is the home office guide. Publication 334 covers rent as a business expense. Publication 463 covers commuting: driving to a regular place of work is generally a personal cost, so this page does not treat it as a deduction.
